Standing-seam metal runs roughly two to three times asphalt but lasts 40–50 years, which is why we see it more on Collierville and Eads properties where the owner plans to stay.
What drives the price
Roof size is the biggest factor, measured in squares (one square = 100 sq ft). Pitch matters next: anything over 7/12 requires additional safety staging and slows the crew down. Then layers — tearing off two or three existing layers costs more in labor and disposal than one. Complexity adds up fast: valleys, chimneys, skylights, and pipe boots each need flashing details done right.
Decking is the wildcard. If the crew pulls the old shingles and finds rotted plywood, that gets replaced at cost per sheet. Older Memphis housing stock, especially in midtown and Frayser, has a higher hit rate for this.
Line items that should be on every quote
