How long does a roof inspection take in Memphis?

Homeowners ask this all the time, and the honest answer is: it depends on the roof. A standard 2,000-square-foot ranch in Bartlett takes us about 45 minutes. A larger Germantown home with multiple roof planes, valleys, and skylights can take 90 minutes or more.

Here's what a thorough roof inspection actually involves, so you know what you're paying for — even when it's free.

Step 1: The walk-around (10 minutes)

Before we get on the roof, we walk the perimeter of the house. We look for granules in the gutters, dents in flashing and vents, damage to siding and fascia, and any signs of recent leaks on the soffits. A lot of damage shows up at ground level if you know where to look.

Step 2: The roof itself (20–40 minutes)

We get on the roof with a digital camera and document every blemish. We're looking for: missing or cracked shingles, hail bruising, lifted shingles around penetrations, deteriorated flashing at chimneys and skylights, exposed nails, soft spots in the decking, and improper ventilation.

Every issue gets photographed with the location noted, so you have a record.

Step 3: The attic (10–15 minutes)

This is the step most contractors skip — and it's where a roof's real condition shows. From inside the attic we check for water staining on the decking, daylight through holes, evidence of past leaks, and whether the ventilation is actually working. A roof that looks fine from above can be cooking itself from below if the attic isn't ventilated properly.

Step 4: The conversation

When we're done, we sit down (literally — at the kitchen table) and walk you through everything. We show you the photos, explain what they mean, and give you our honest opinion on what needs to be done now, what can wait, and what's just fine as-is.

You leave with a written report and an estimate if any work is needed. No high-pressure pitch — just the facts about your roof.
