Roof financing options in Memphis: what actually qualifies

A roof is rarely a planned expense. Most Memphis homeowners find out they need one after a leak or a failed inspection during a home sale. The good news: you have more ways to pay for it than the average contractor will tell you.

Contractor financing (the fastest path)

Roofing companies that finance work with lending partners who approve in minutes, often with a soft credit pull for prequalification. Terms usually run 24 to 144 months. Promotional plans — same-as-cash for 12 or 18 months — are common and worth taking if you can clear the balance in the window. Miss it and deferred interest can be steep, so read the terms.

This is the route most of our customers take because the paperwork happens the same day as the estimate.

Home equity loan or HELOC

If you have equity, a HELOC almost always beats contractor financing on rate. The trade-off is time: expect two to six weeks for appraisal and closing, which doesn't work if water is coming through the ceiling. It also puts your house up as collateral.

Personal loan

Unsecured personal loans from a Memphis-area credit union can be competitive if your credit is strong. No collateral, fixed payment, funds in a few days. Rates climb quickly below roughly a 660 score.

FHA 203(k) and Title I

Less common but real: FHA Title I loans cover property improvements including roofing, with lower credit requirements than conventional lending. If you're already buying or refinancing, a 203(k) rehab loan can roll the roof into the mortgage.

Insurance first, always

Before you finance anything, rule out a claim. If hail or wind damaged the roof within the last 12 months, insurance may cover everything but your deductible — and that changes a $14,000 decision into a $1,500 one. Our inspection and claim help are free.

What credit score do you need?

Contractor lending programs commonly approve down into the 600s, and some subprime tiers go lower with a larger down payment or shorter term. Above 700 you'll see the best promotional offers. We can prequalify you without a hard pull.

What the payment looks like
